The Maharashtra government is working on a major property ownership reform through a proposed Land Titling Act. The new system aims to provide official property cards for every land parcel and apartment across the state, creating a more transparent and legally secure ownership structure. The initiative is expected to reduce property disputes and improve clarity in real estate transactions.
A key feature of the reform is the introduction of vertical property cards for apartment owners. Under the proposed framework, each flat owner would receive an individual government-recognised property record containing details such as flat area, ownership rights, and linked financial information. This would give apartment owners stronger documentation beyond traditional sale agreements.
The move is expected to simplify buying, selling, and financing properties while improving trust in Maharashtra’s real estate market. Experts believe the system could modernise land records, speed up property verification, and make ownership tracking more efficient for both homebuyers and authorities.
